Steve is an "assembly line" real estate closer (read flat fee) so if you have no issues, a.k.a. a squeaky clean pristine sale, then go ahead. Otherwise, if you have liens, estate dealings, gov't infractions (DEC wetlands, etc.), boundary disputes, YOU must do the legwork. If there is even a whiff of trouble, YOU are responsible to research it and resolve it, so steer clear if this is your situation.
