Michael Kay- my experience. 2 months to do a simple private one year mortgage, only $320k, everyone else takes 2 weeks. Then the trust company told me at 5 weeks in Michael Kay never sent appraisal to them. I had to do Michael Kay's job for him and send it in. Then after that and another 3 weeks later they finished and charged me $5800! Yes $5800 for a simple one year mortgage, the going rate is $1500 across Canada for this. Even the trust company managing the mortgage told me they had never heard of such a rate, ever. And they do hundreds of these mortgages.
