My closing was not an easy task. At last minute, my mortgage broker informed me that he needs two more week for getting a mortgage for me! Also, I could not sell my house due to a bad market, so I needed extension time for closing of the property that I had purchased. Mr. Poletes could handle all these things with his top notch negotiation skill and expertise. He solved all my issues and closed my both deals. I can not thank him enough for what he has done for me. I would definitely refer him to all my clients and friends.

We had three transactions with Mr.Poletes in Feb, 2017 - one will, two residential home (buy & sell). There are a few things we noticed 1. communication: during the time, there was a change in land transfer tax rate. The office didn't communicate with us on the fact that we will need to file an refund due to the change post-closing. The issue was not brought up until we (as buyer) asked Christina, then the office admitted that we need to file a refund by ourselves post-closing; 2. legal fee: there are fees such as "insurance consulting fees" listed in the Adjustment Statements. Mr. Polete indicates they are "standard charge". 3. Execution: We have a sizeable bridge loan. The office was delayed in remitting our sales proceeds to the bank; as a result, we have to suffer one more day interest. We have communicated the above issues with John Polete, and he took no action to address. We will NOT recommend Mr. John Polete to our friends and family.

He missed an error in the deeds to my new property and refused to acknowledge or resolve the situation. He deals with expensive property so if you buy something worth less than $500,000 he considers it a waste of his time. The worst real estate lawyer. He's not even listed on the directory of The Law Society of Upper Canada.

I am a real estate broker and refer John to many of my clients. Time and time again, John has proven himself knowledgeable and professional when we came across issues at the last moment. I have also found John superb when it came to reviewing status certificates or documents for a pre-construction condo project. I highly recommend JP.
