Ms. Yap closed my first mortgage and appeared to be a good lawyer at that time, used her for a few notary services also. However, I experienced the worst communication and work ethic when I approached Ms. Yap last month for my title transfer and refinancing. First, I contacted her a month in advance and was given an assurance she was available. Closer to the date I contacted her and she instructed me to contact her office. I contacted the office and was informed she did not practice real estate law. Which was a surprise to me but also false, This all happened after I got permission initially to provide her name as my lawyer to the bank. Extremely unprofessional and terrible experience.

what an awful time I had dealing with this woman she shows you a list of services and prices when you first inquire I asked to be contacted if the costs acceded my payment when I hired her and she said of course she would let me know she cancelled appointments 40% of the time did not return calls and was off sick so much I lost track of what was going on I had 3 different people calling me all telling me different things and even had the receptionist advising me on legal matters when i had not asked her to its an absolute joke law firm it was awful from start to finish and when it was all done things where twice as bad as when I first came into her office she is an awful lawyer who simply rang up a large bill with all kinds of fees she did not tell me about up front and where not mentioned in their price list then threatened to take me to court if I did not pay the remaining bill I am complaining to the Law Society

I asked for one thing in my separation agreement and in the final draft a word was omittted and Valarie did not notice it and will not fix it. $1500 later I end up with nothing. I guess I should have hired a m....y.

I've had many great experiences with Valerie, from getting my documents notarized, to making my will. She was very courteous, and answered all my questions. Valerie puts your mind at ease, with her expertise and knowledge of the law. I will definitely refer Valerie to friends and family, and even strangers.

I hired her for the closing of my real estate transaction and only ever saw her once and never did she explain to me the process. She just seemed like she was trying to take my money and go. Don't get me wrong, the clerks helped me out more than she did but she was not a very helpful lawyer herself.

We used Valeries services when we purchased our new house and she was very helpful and clear on all aspects. We had an easy understanding on all our closing costs due to her clear explanation. I defenitely recommend her to anyone that buys a new house or needs a will.

Valerie is an exceptional attorney, and helped me thoroughly in a number of matters over the past year as well as professional colleagues of mine. I highly recommend anyone within the GTA to get in touch with Valerie as she can cover a number of different services such as family, real estate, corporate, labor and a few more fields. She is also mobile which helped an awful lot as my schedule is quite hectic.
