He does not respond to any calls or emails. He has now delayed my closing my over a month so far as we still have not closed. I have read a bunch of reviews of him doubling his fees and strong arming his clients into signing or he won't proceed with the closing. God help him if he tries that with me. RID: 176964

Lines were missing from my contract and photo copy was terrible and was sent via email to me . There were obvious errors on the contract as well. They wasted so much of my time on this and had the audacity to get mad at me. Postcard said $1250 and bill was $2100 at closing and that was the first I heard of the increase when he had the bank cut a check to him without my knowledge . I never heard him except for when I called and questioned about the incompetent work. and he was the only one late to the closing and had calculated the amount wrong And granted I'm off by a small amount but REALLY !!!!?? Click to report rating    4/24/16   1     1     1     1     1   I got a postcard advertising $950 flat rate. I called the secretary, who confirmed the price. We decided to sign an agreement. The agreement had very little small print, which I read thoroughly. During the process I only once talked on the phone with Mr. Vilkas (who charged me an hour's fee for the 20-minute call). All exchanges were with his paralegal or his rude, uncooperative secretary. It was a nightmare to get any answers from that office. After the closing their invoice was $2,275 (as opposed to the $950 advertised). They paid themselves by deducting the $2,275 from the proceeds of the sales that they had in an escrow account. When I questioned the hidden fees, they sent me an agreement, a page longer than the one I had signed full of small print justifying those hidden fees! RID: 168396

I felt they lacked the tenacity to argue on our behalf: They made concessions on our contract that we were unwilling or ill-informed to make because of their lack of communication, even on the day of closing. I felt like I was the intermediary between Gil H. Vilkas's office, our mortgage broker, our real estate agent, and our other real estate attorney. They were oftentimes unresponsive to simple requests that were made by our other attorney, and I became increasingly frustrated with every phone call I had to make to Gil H. Vilkas's office. They should have taken care of this without me; it was incredibly unprofessional. Their knowledge of real estate law was either incomplete, or they did not disclose certain changes in NYS law, causing headaches across the board for all. What should have been a routine closing turned out to be the most logistically stressful three weeks of my life RID: 162218

We tried several times to get him on the phone ,finally got him and he then had his legal aid do the work on the phone !It then took several days to get our money for the sale ! He also doubled his original fee estimate . RID: 117713
