Charles did the same exact thing to me. Purposely eluded providing me with a written approval and only approved me verbally through the broker. After paying lawyers fees and inspection and $1150 in application fees to the board all while being toyed with for a full year I was informed that they decided not to proceed with the sale no reason given. I filed a ton of complaints against the broker and the HDFC board and plan on taking legal action once the investigations conclude. Please get in touch with me. BUYERS AND AGENTS BEWARE!! He is a complete scam artist. He works with HDFC Coops with very questionable financials. They accept offers then HE pull all sorts of stunts and delays so they can sell apartment to someone else. He will cost your clients a load on legal fees and inspections and deals will go nowhere.

Very unprofessional
We had a deal that he offered us when a contract was out already and he gave us a whole run around letting us think that we can still have it, and even that period he never discussed stuff with out attorney only through broker didnt even sound that understands lawyer lingo, all comments on the contract were changed into simple lingo.
then after making a change in the contract which he agreed to, he threw us out of his office and acted very rude and nasty.
