I can’tunderstand any of the negative ratings. My granddaughter had the privilege of interning with her this summer and said that she learned more from her in several weeks than in all of her university classes and as a result became firmly committed to specializing in eviction defense when she witnessed the tremendous impact that Ms. Popp had on her clients’ lives. My granddaughter will be back in California for her Christmas break and said that even if she has only a short time to volunteer again as an intern, she cannot think of a more valuable way to spend her time. She was able to witness an attorney with a passion for her profession and compassion for her clients. In addition to her extremely demanding schedule she volunteered as a professor at People’s College of Law. I am extremely grateful to her for providing my granddaughter with this priceless opportunity that at no cost was more valuable than several years of university study that cost thousands of dollars. She is a horrible person and unethical horrible attorney. If you are her client, she will engage in abusive behavior, and will steal any settlement funds received (as she did to me and several other clients), try to charge you more than agreed upon (knowing you are in a stressful position), and than she will try to sue you while illegally holding on to your settlement funds, thinking that crooked judges (i.e. Robert Steven Harrison & Kenji Machida) will rule for her(she has sued many clients - see hidden/not recommended reviews on Yelp for case numbers). File complaints with the Los Angeles County Bar Association. They are unlikley to do anything, but at least there will be a record.

This women is a a lose cannon. I believe she dislikes Whites almost hates them. Elena seems to get her clients mixed up? Like she has dementia. There is no business professional ness in how she speaks to her / Already scared clients. It appears that she is money Hungary/ The worst part of this attorney is Her Habit Of Never following up costing an lost for the clients. Them blames her clients when she was at fault. Yes Ms. Popp has an over the Top Ego....Yuck Why? A Mean Soul

In one word,a nightmare! All the negative comments on here are beyond accurate! The one positive sounds like she did it herself! She's stubborn, obnoxious, abusive and a waste of time to deal with! She uses threats of further $$ charges to coerce into what she wants, not what is best for her client! Just a horrible lawyer!:/

Elena Popp is not only dishonest (particularly with her clients), but she has severe control issues and her ego is out of control. The most important thing to her is being right and being in control. She gets off on humiliating people especially her clients, and expects you to bow down to her, especially if you point out her mistakes. She will never admit to her mistakes even when the evidence is overwhelmingly against her. Her behavior towards clients is down right abusive.

I found Ms Popp to be professional and straight forward. Really, tenants need to read the CA Tenants Guide Book you get for free by ordering it from Dept of Consumer Affairs www.dca.ca.gov first...before meeting with any attorney. I was happy with her guidance; when I arrived she called the other attorney representing the Landlord to negotiate my exit strategy for me. I as behind on rent due to unemployment, she is helping me to stay until I can get another job and/or move out. All the other complaints on this person, can be investigated. If they are not, then its either heresay and/or your loss because you were at fault. Not every case is going win in your favor. In my case, I made the mistake, she is trying kindly to help me survive to make a smooth transition to move out. So be patient, before you file complaints. Be smart and read your rights first, the entire book, or have someone read it to you. She is direct and has a zero tolerence for ingnorance.I can appreciate that.

I have to agree with the other post(s). That is, if Ms. Popp would use her skill and knowledge to benefit her tenant clients, instead of trying to take advantage of her tenant clients, she would be a blessing. But because she decides to use her skill and knowledge to be dishonest (i.e. stealing settlement funds, coercing payment of additional fees in contradiction to the agreement made), abusive, and to take advantage of her tenant clients she causes more harm than good for her tenant clients. Maybe one day she will learn her lesson and decide to be honest.

In one word, unethical. Boasted in court that she never lost a case, but she had lost, at least an eviction against her non-cooperating client. She tries to throw everything into the mix in the hope that something sticks. There is a departure of a attorneys from her other outfit, Eviction Defense Network (EDN).

If she had an attention span, looked at what the facts were, and then used her knowledge and skill, she would have been a blessing. She was opposite. I would have been better off alone.

She will take your money and act unethically. Beware. She was holding money in escrow for us.. and made up all kinds of illogical and convoluted excuses about why she should keep it. Go to yelp and you can see we aren't the only ones who had such experiences with her.
