We had a final walkthrough for a home closing and noted several things that weren't there or the owners did inproperly. We used Tom Federer to negotiate for us these damages with a credit of $3000 from the sellers. The sellers counter offered with 500. At this point we asked if they would be in breach of the contract, he stated he didn't know, it was up to the courts. He was vague about a lot of points. Now at this point, I'm thinking I can use another atty, so I contacted 3 attys which basically said they would negotiate this for us and before it did get to trial it would be around 2 hrs of time. Nonetheless, we were scheduled to close that day so were in a pinch. Tom said he would contact the other atty, and they agreed on a 2500 settlement. At this point we were exhausted and he confirmed that court costs would be 30,000. We were shocked at closing that he added 2400 for atty fees!! Only 100 difference from the agreed on credit.
