Do yourself a favor and steer clear. I can't speak for how she treats other people, but in my personal experience Frannie has been rude, manipulative, deceitful, and uncommunicative. I get the impression that she will do just about anything to wring extra money out of her tenants, like ripping us off on security deposit refunds and lying about contract terms to coerce us into paying more (or accepting lower payment from her). Her conduct is consistently dishonest and unprofessional. I wouldn't encourage anybody else to work with her or live in any units managed by her either.

As a tenant at her property on Curtis street in Berkeley when she did walk through she claimed and charged for damages that were present upon our move in and prior tenants were charged for. She is a cheater, dishonest and have no idea how she gets away with stealing peoples money. She has no problem lying and has asked a prior tenant to lie regarding a false insurance claim she wanted to file. DO NOT TRUST her as she is a CHEATER and a THIEF and considering taking her to court with prior tenants she also robbed.

If you wanna get your money robbed, then go to her. She is the worst attorney I have ever seen. If you keep an eye on his office you will see there is a note on the wall which says "No money is refunded once paid" written in Chinese. What is she afraid of? What was the experience of the former clients?
The worst thing that made me angry was her cheating. She tried to pursued us that what she could do was different from what we were capable of. But after we paid and interviewed with her, we found that the thing she did for us was so simple that we could do on our own in less than $100 cost. But she charged us thousand of dollars. All in cash required by her! She even didn't provide any receipt!!
It has been a few months and I didn't hear any update from her. Horrible experience. Don't be cheated by her smile. Once you get into her trick then be prepared to get robbed!

Ms. Mok has always been a great attorney. She has helped not just me, but our entire community against government unfair treatment for FREE. She has spent months helping us. The derogative comments are completely False - from opposing parties who lost their case to Ms. Mok. It's UNTRUE statement in 2016 she has any divorce or taking any money. The Non-refundable sign at the office says "Fee paid for consulation $150 is non-refundable " bc consultation is done right the way. sorry for the opposing people who lost their cases to Ms. Mok. Your comments are completely untrue, and we all know about it.

Big scammer who post a sign in Chinese saids “absolutely no refund.” She made me paid $5000 cash and did nothing on my case. She then forced me to sign document stating case closed, to prevent me getting refund. If you search closely, you can find other clients who tried to disgorge her attorney fee and motion filed against her being contempt to the court. She wrote all positive reviews, using different user names, so dont believe those positive reviews on avvo.com

She spent all her time to work on her own divorce case, so as well as her boyfriend's. This woman is carzy, she has a bad divorce, please don't trust this b17ch. Saw her take all client's money and force them sign case closed. Becareful her last few yr! She also claim she is Christian since 20 yrs old, but she does not have moral nor society respnsibility. Shame on herJD degree!

facts: I bought a car, it was put under my ex-wife's sole name. I
spoke with several lawyers, who all said that it was my ex's name so

Horrible lawyer, bad service, had a really bad experience.
She reminds me of one of those tricky business man, who always put on a smile and a nice act just to get your money. She doesn't care about people, she cares more about the money she is making.
