My real estate agent recommended this law firm when I purchased a pre-construction condominium. I'm glad I took her advice since I ended up needing an experienced lawyer who would advocate for me. There was a document I was considering signing post purchase that Mr. Shub provided helpful advice on. Also, Mr. Shub stepped in when the builder pressured me to sign an amendment to the agreement and showed no signs of flexibility. Because of Mr. Shub, the builder agreed to alter the amendment in my favour. Finally, I benefited from extra support around closing since the builder sent all the documents quite late. The phone service 7 days per week (even on Sunday morning!) is helpful when dealing with last minute issues. It was a stressful time & Mr. Shub and his team really went the extra mile. A special thank you to Ms. Yusiong, the law clerk who had the misfortune to have my file. (She had a courier standing by & made multiple calls to the builder, etc.)

I've been dealing with Shub Law office for my last 6 or 7 deals and I can't say enough good things about this firm. I only deal with Michael Keenan who is a lawyer within the Richmond Hill office and he is the BEST lawyer I have ever experienced. He is knowledgeable, responsive, flexible, explains things in an easy to understand fashion...I could go on and on!! I would not hesitate to refer Michael and the firm to any of my friends or family and have done so on many occasions. The law clerks at the Richmond Hill office are also very good and although I seem to be dealing with a different clerk for each one of my deals I have not noticed a decline in the service provided by anyone in the office. This consistency is another strong suit of the firm. As long as Michael is practicing law at Shub Law Office I will be a customer for life!!

Helping our daughters through coordination, you can count on Stephen to answer your calls within 24 hours. He is straightforward in letting you know how you stand in your deal. He is considerate in informing you when he is tied up but will let you know when to call him back even in the evening late hours; you are sure to get your messages through his staff if he can not be reached at the moment; detailed interim closing with his lawyer. For real estate, you actually deal with the law clerk and not Stephen himself. I only had 1 conversation with Stephen because I had a special case (don't think I would have spoken with him otherwise) and found him to be very knowledgeable and helpful. The law clerk assigned to me, Meagan was good. Very thorough. She is the only one who operates out of the downtown King st office so is overworked and doesn't return phone calls that promptly (not her fault). They need to hire another person. I'd recommend Meagan for your real estate needs as she gets the job done. Engagement has to go through their website which is a little unfriendly and doesn't really give the option of asking questions. It also says on their website they do virtual signing but that option wasn't presented to me possibly as I am located downtown. Maybe they don't actually have it?

Sold a condo without an agent. Shub was extremely helpful with the purchase and sale agreement terms and conditions and provided guidance every step of the way. Communications were timely and informative. Closing was a formality. They have many locations and ong office hours to accommodate your won specific need. The office is efficient and responds to your concerns promptly (and with very convenient hours! I emailed the generic inbox at 10pm requesting a copy of my Deed. This has to be the most unorganized and unprofessional law firm I ever had to deal with. I DO NOT recommend this law firm to anyone. The lawyer left everything for the legal secretary and the law clerk and their lack of experience totally showed. There were numerous errors in our statement of adjustments and we continually had to have them amend the statement. The receptionists were rude to top it all off. Tons of spelling errors and calculation errors in our documents. We had no relation with the lawyer and he didn't review any documents the entire time we dealt with the North York office. VERY bad customer service and if we didn't review the documents numerous times, we would have received less money than what we were owed. If you are going to use this law firm, make sure you are not dealing with Tanya or Jessica or Stephen Shub.

Called in to get a quote and was directed promptly to Samantha where she gave me a quote on the spot, made sure I had everything written down, got my email and sent me a quote certificate while we were talking and discussed what generally would happen next whether I went with her firm or not. I liked the fact that she took the time to explain about the 1st time buyer rebate and how I would be able to get home insurance (perhaps discounted with my car insurance). After speaking with several other offices, I was not satisfied with not being able to reach someone right away or "estimates/give or take" they had to offer. A week later I had called back Samantha directly as she had provided her number to me and to my surprise she remembered me right away and took down more details about my deal and within 10 minutes of me emailing her my offer, I received an automatic email with my file number. FAST SERVICE! Amazing. I am content thus far and anticipate a smooth transaction from here.

We had our home (which was a pre-construction in 2010) completed by Stephen Shub and Tharini Mathan, Senior Law Clerk. We appreciate the outstanding service. Tharini and Stephen took initiative to amend the initial contract from the builder by proving a cap for the closing cost and advised the details for the initial agreement to include amendments to the buyers favor. All the queries that we send over the past 2 years until the building was answered in a timely manner and professionalism. We would highly recommend Stephen Shub Law office to everybody who needs to have their home registered hassle-free from the builder and have the registration completed professionally.

CAMMY CHIU is the worst legal clerk you can ever deal with. Does not listen to you, rushed attitude, made a big error in processing my documents and wouldn't admit her mistake, very poor communication. They do not call you when keys are ready, you have to follow up several times, and really does not give you the assurance that they are on top of things. Stephen is easy to reach and always available to give you advice, but you never get to meet/deal with him in person and only see his clerks.

I have to thank my sister for referring me to Mr. Shub's office. As a first time buyer I had no idea how to go about anything. The process was overwhelming to say the least. My File was given to two different law clerks who ended up being very unprofessional and cost me more money than just the fees! Catheine Lau and Mario Zammit, in thornhill location of Stephen Shub! I never met him personally but some of his crew are really umprofessional. They charged me 100+HST to deal with the tenant matter in my purchased condo but did a mistake in the adjustments and I ended up to loose 120 dollars on the rent. On th etop of all this , I had to go run after the tenant for one month of his rent and go through emtional and physical damage for this. When the deal was closed, they never retuned my calls or emails and left my file the way it was because they already charged me thousand of dollars and did not care about the rest of my money! All this money was such an important thing for me in the middle of my move and everything else. I do not advise this office and I will never go back there.

I was very impressed with Stephen Shub's office as they dealt with the purchase of my new condo. My file was assigned to the Markham branch and I appreciated that the law clerk and receptionist were both attentive to my needs. They did not mind me calling to ask questions and took the time to explain words that I did not understand to me. I also found the fees quite reasonable considering the good customer service. Where else can you find a lawyer that will take phone calls so late at night? Definitely helped ease my worries as a first time buyer. Give this lawyer a try!

Service is great! I received a letter 2 days after I spoke with clerk from the office. Checklists, file information, things to do. It was all there. Idea of reference card is great - no more awkward "i don't remember" pauses on the phone. Im sure it helps your office as well. Keys were later than I initially anticipated, but i was told to reschedule my moving truck for later, if possible, which saved me like $200. They quickly got back to me with feedback on the stratus report after I gave them very little time, and they had a location downtown that was very convenient and made it so I didn't have to take time off work. If you think that any lawyer can do the job and only care about costs, you may have to search somewhere else. However if you are searching for the lawyer that gets the job done when a problem comes up, you are at the right place. Had my closing done at his Bloor location with several problems coming out of financing and issues with the house. I was able to call him on the cell around 10pm two days in a row and talk with him about my options. Although it delayed closing, i got the keys and everything i needed at the end of the day. Over the last 4 years, I have used 3 of Shub's offices in 3 different transactions, the 1st being his office near Yonge and Finch near where we lived, the 2nd being downtown Toronto near my workplace and the most recent in Markham near the residence my wife and I have now moved to. I just wanted to share my experience working with Mr.Shub and his staff because it was such a pleasurable experience. For work related purposes I had to relocate to Ottawa last month and decided to sell my condo in the midst of the move. First off, the law clerks that were handling my file were so friendly and readily available to answer all my questions and secondly, the office hours were accommodating to my schedule. Because I was working in Ottawa, I could only come back to Toronto on the weekends to settle all the paperwork and it worked out that the office was open regularly on Saturdays. I personally met with Mr. Shub to close my deal and I can tell you, you'll never meet a lawyer and his/her staff who offers better service!

I'm glad I was able to find a forum such as this to voice my opinion on Mr. Shub; the only lawyer I've ever met whose cellular phone is made available to his clients, everyday until 11pm!!! This alone sets him apart from all the other real estate lawyers I've dealt with throughout the years. I had an issue with the seller of the property I was purchasing, and Mr. Shub provided me with some very helpful legal advice and was able to resolve the matter in a very professional way. He also made sure to follow up with me in case any new issues had emerged, which was quite reassuring considering I'm a first-time home buyer and didn't know what to expect from a difficult seller. His prices are not much different than other lawyers, but his services separate him from the rest.

Reading these comments clearly sounds like someONE has an issue with Mr. Shub. I find his office is great with someone to assist in almost any lanugage. His staff (at least the ones I had to deal with) were great and answered all my questions when I had them. His fees plus availabilty to meet is also a plus. I was fortunate enough to meet Mr. Shub but realistically with 8 offices how can previous commentor complain he is not availble. If there's a way to be in 8 places at once I am sure he would. Also very impressed with his firm yet confident demeanor. Great service.

My file was stuck with Stephen Shub's law clerk, Cammy Chu. Cammy is INCREDIBLY RUDE! Probably the WORST customer service I've ever received. Dismissive, condescending, and not willing to answer questions at all. Plus her English is poor. Stephen is hard to reach, seems very busy, and not overly friendly either. The only friendly person I talked to was his secretary/receptionist. Overall, very BAD experience and will never use them again. AVIOD at all cost!

Stephen and his team of so called professionals have been terrible. He blends information from his other cases into yours, and can't remember specific details of your case. Communication skills are extremely poor, and problem solving is limited. His service can be compared to a potato sack race. From what I've seen his knowledge of international real estate issues is poor. I can see he has tenacity, but he tends to blur the lines to the point where he is rude. Work Quality would be considered on par with a child in grade 5. Value = 0, no value received in anything he has done to this point.
