	8/14/17	1	1	1	1	1	took 2 years to create a irrevocable residential trust which was subject to PA realty transfer tax of over $5000. A revocable trust would have avoided this tax which I had appealed and lost. 99% of lawyers would have known this and saved their client this large tax. No offer made to help with this payment.
