Terry set up a real heartless shark deal which threatened all of my properties. Exploited by my desperation, they put unnecessary extension fees, extreme rates and made it difficult to discharge. I'm glad I'm free of this one. If you need a way out, please email quartermaster at lynnvander dot com. Beware, his investors is in fact, all of his own companies which will secure NO room for growth, payout or defense. He will consume all your financial oxygen and hope for foreclosure. TERRY YOU ROCK...I have worked with Terry Walman for some years and I'm extremally pleased with his services. Everything he had promised us has come through. Terry helped me and few of my clients on the verge of losing investments. Terry Walman is very professional and works in a timely manner to gets the deal done. If borrower defaults and don’t pay their mortgage the lender’s investment has to be protected. Terry Law office will provide such a protection! Experience & Efficiency! Terry - keep up the good work. This firm has taken so many people over the years it is unbelievable. How this continues just goes to confirm the GREED of Lawyers and the Law Society. I thought being a lawyer was an accomplished goal...I am glad I went the MD path as these people are an embarrassment to the practice and Society!!! AVOID THIS FIRM AT ALL COSTS!

This man is monster. Did an illegal sale on a property in Whitby. Undersold this property by $50, 000 to his friend (another lawyer) without listing property on the MLS market. Therefore stole $26,000 from me the second mortagee. Went to small claims court (a joke) lost because phoney house appraisal done by his friend. He has a lot of influence with the sheriff's office so he can easily get possession of property and transfer to his friends and a few months later sell for $65,000 more and making money by fraud.

This lawyer will bleed you dry if given the opportunity. There needs to be action taken against him for the way he preys on his customers and charges massive undetailed fees when he knows he can likely get away with it as his customers are at his mercy.My ten thousand dollar fee became fifty thousand.

ASTB -I do hear a lot of negative comment about Terry Walman. I hit rock bottom 2014 when I was kick out of my house by Home Trust, evil Revenue Canada has 3 liens on my house, no one would give me mortgage cause they are afraid of revenue Canada. Mr Walman was our Angel of light, he put us back in our house, if you miss a payment communicate with him, hes not evil, he's doing a good service by taking on tough loan that no other lender knew how to. Mr Walman we highly appreciate what you have done for us, keep up the good work by continuing to help people, to all the future people who Mr, Walman is going to help, please pay your mortgage if you miss a payment cause**** happens all the while, after 5 days they will send a letter to you giving you a time to get payment to their office, if you ignore the letter what do you expect to happen. If we all communicate when we missed our payment there will be no problem. Thanks Mr. Walman for keeping us still in our house, lots of love.

I read all reviews good and bad. I decided to try him as I had a sheriffs notice to evict giving me 3 weeks to get out. Terry saved my house, replaced my existing mortgage in the absolute least amount of time.Everything he said he would do he did. I tried other places to no avail. I highly recommend dealing with him especially if you are desperate. GK

Don't trust him, without my knowledge before the renewal he gave his personal cheque to HOME TRUST, transferred my OWNERSHIP, even lawyers from Home Trust helped him to do this MORTGAGE SCAM/TITLE FRAUD. He can easily get DEFAULT JUDGEMENT from Newmarket court using fake ID's,documents,addressess, affidavits even affidavit of service. His Mortgage company ELLE MORTGAGE CORP. doesn't have any MORTGAGE LENDING LICENCE OR EVEN HE DOESN'T HAVE ANY MORTGAGE BROKERAGE LICENCE FROM FINANCIAL SERVICES COMMISSION. You can easily get Certificate of Status from FISCO. I don't know how he got JUDGEMENT, favour of his ELLE - unlicensed corporation, and also he had lot of influence with SHERIFF OFFICE so he can easily evict the innocent property owners, get possession of the property for lesser value, transferred to his friends/agents later sold for market value and making money by FRAUD. He is having AGENTS in all communities. Even in Land Registry, he can easily transfer the property over a night.

Terry Walman is one of the most unprofessional and deceptive lawyers I have ever met - He along with my broker Michael Sugar - took advantage of me. They were deceitful, deceptive, over charged me and held onto money that was owed to me. I am going to report him to the Law Society of Ontario. I was recommended to end my association with him (he acted as lender and lawyer (which I believe is a conflict of interest) I am backed up in this appraisal of him by my new broker and lawyer. I believe him to be unethical and deceptive. His main goal I believe was to acquire my property and rip me off with excessive legal fees and unscrupulous behaviour. It cost me additional fees to end my association with him but it was worth it. Beware of this lawyer! (rip off artist)

When you hire a lawyer you expect honesty & creditability. You pay astronomical fees for his service & in the end he's crooked and a thief! Terry was hired to work on my behalf but when he saw an opportunity with another broker they took me for a sucker! They intimidated & pressured me into making a decision that was not in my favor.Made promises & lead me to believe that I would be able to take possession of a house I held 2nd mortgage on. His tone & attitude changed after a talk with the broker who also worked on my behalf. Terry couldn't give me direct answers to my Q.When I spoke with other lawyers for help they wouldn't once they heard Terry's name.I cried for months after losing $80,000.00 of my hard earned money.Terry & the broker now hold both 1st & 2nd mortgage on THE house. SO YOU TELL ME WHERE THIS IS LEGALLY ALRIGHT TO DO! It's to bad that the LAW does not see this as a problem.What he did to me was dishonest & wrong! BEWARE!It's all about him making money at your expense

I too have reported this evil predatory sob to the law society and took 2 years to get anything done by them by then it was to late he had taken my home all within 6 months. I had no idea that a mrtg could be assumed without my knowledge or permission which is what he did. My mortgage more than doubled, with astronomical fees attached. His goal in life is to take your home and money not interested in helping you. He still has not removed my lien against me even though he has sold my home. This is a crook and cant understand why he is still practising and not in jail.

I worked for a bank and trying to help my client out in apying out a private mortgage that Terry did for this client. This lawyer is a total crook. His fee was $7500 on a 2nd mortgage for just $43000.00 alone not even counted the interest rate and discharge fee. He eats all client's hard earned money. This is the worst lawyer I have seen so far in my 15 years in mortgage business.

Ameera Ameerullah -I'm a mortgage broker and I do hear several bad comments about Terry. I've done business with him. As busy as he is, he has always attended to his emails and responded to phone calls. He is one person who can pick you up when you hit rock bottom - Yes he's not cheap and YES he will take possession if you don't pay. WELL you ended up to his rescue when you didn't pay another lender, he was kind enough to STOP all legal proceedings and save your home. IF you intend to default, he has all right to commence legal proceedings and take full possession. His fees are not illegal what he's charging. I would certainly continue to do business with him as his service comes in handy when everyone else says NO! His mortgage rates are good and he's pretty flexible with mortgage terms. If you can't make a payment - CALL HIM - Don't wait for him to call you or dodge his phone calls. Thanks for all the help Terry!

Not an ethical person to do business with. Does fishy things. Placed judgement against my property and it was not is arrears and then his office said that they did not know who placed judgement against property. Balance outstanding more that doubled with all kinds of charges. My health is still suffering from dealings with his office.

There is only one Lawyer in GTA who really help when people are been lock out. Terry is only the person answer his phone call early morning 2PM.He help me and my mom when we were on the road. help me to sell my property. He is a golden person.

Lets get real here. Terry is a great lawyer and lender. He is a private lender for a reason, he takes on high risk accounts. Terry is sharp, but he is also fair. If clients default on their payments, he has every right to take back the property. I have worked with Terry for several years, and without a question he is the most advanced private lender/lawyer in Canada.

Terry Walman is a crook and a liar. He says he can help you to refinance your mortgage. He will meet with you and take a $500 non-refundable deposit as his "word" that he will help you. When you try to follow up with him he's always out of the office and no where ro be found. The Law Society should take his license to practice law away!!

Many people slam Terry Walman, but those are the people not making their payments. No one can legally take your home if you pay as agreed. Terry has done mortgage for a few people I know and all but one went well. The one that didn't admitedly was because they didn't pay him for 3 months and would not return his calls. Whose fault is that?

This guy does fishy mortgages....he held my money in trust for 3yrs and when I complained to the law society he made a fishy bill to absorb the cash while acknowledgeing to the law sociey it was misplaced.....law sociey is crap also, they nothing for me.... he does mortgages using elderly peoples money and aims to control properties.....he made a phoney bill signifying payment to a real estate agent. The agent never got paid. The investigators at the law society must get a kick-back because they bury all the complaints on him. I personally lost more than double what my initial financing was.....this is on a mortgage that started out at $150,000.00. He is indeed an evil dark man
